QUOTES AND ESTIMATES

Quote Requests Are Not Confirmed Appointments

Submitting a quote request through the website, text, phone, or email does not automatically create a confirmed appointment. A cleaning appointment is confirmed only after Oahu Fresh Clean accepts the job, confirms availability, confirms scope, and both sides agree to the appointment details.

Quote Factors

  • Service type requested
  • Property location
  • Bedrooms, bathrooms, and square footage
  • Home condition and level of buildup
  • Whether the home is empty or occupied
  • Access, parking, and building instructions
  • Deadline or preferred date
  • Add-ons or special requests

Photos Help Accuracy

  • Kitchen condition
  • Bathroom buildup
  • Floors and high-traffic areas
  • Microwave interior condition for Deep, Move-In, Move-Out, or a Targeted Deep kitchen
  • Oven or refrigerator/freezer interiors when selected
  • Cabinets, drawers, or closets if requested
  • Move-out or move-in conditions
  • Unusual stains, damage, or buildup

Quotes May Change If

  • The home condition is materially different from what was described
  • Additional rooms or tasks are requested
  • Utilities, access, or parking are not available
  • Heavy buildup requires more time than expected
  • Safety issues or out-of-scope conditions are discovered
  • The cleaning deadline or schedule changes
SERVICE SCOPE

Cleaning Scope Must Be Confirmed Before Service

The cleaning scope is based on the service selected and the quote confirmed before the appointment. Tasks not included in the agreed scope may require additional time, additional payment, or a separate appointment.

Oahu Fresh Clean may recommend a different service if the requested service does not match the home’s condition. For example, a home with heavy buildup may need deep cleaning before recurring cleaning begins.

Common Add-Ons

  • Inside oven cleaning
  • Inside refrigerator/freezer cleaning
  • Microwave-interior cleaning is included with Deep, Move-In, Move-Out, and the Targeted Deep bathrooms-plus-kitchen package; it is not included with Regular Upkeep or the bathrooms-only Targeted package
  • Inside cabinets, drawers, pantries, and closets under Targeted Deep Cleaning unless separately confirmed; Regular Upkeep may add the $98 cabinet-interior package, while Deep, Move-In, and Move-Out include normal cleaning when interiors are empty and safely reachable and may add the $49 cabinet-access handling upgrade when eligible contents must be moved for access
  • Interior window / mirror quantities beyond the applicable included allowance
  • Jalousie window panes cleaned while installed
  • Eligible standard removable tabbed window screens
  • Heavy bathroom buildup
  • Heavy kitchen grease
  • Outdoor or utility areas (lanai, porch, garage, or storage): normally +$59 Standard / +$99 Heavy. The $349 Move-Out package automatically includes one Standard area; Heavy buildup is +$39 above that included level. Laundry help follows the separate $19/$49 fold-and-put-away tiers and $14-per-cycle washer/dryer labor rules
  • Extra rooms, the Regular-only oversized or extended layout adjustment, outside-connected units, pets, or unusual buildup
  • Under-bed access: Regular, Deep, Move-In, and Move-Out clean under an accessible bed only when the floor path is already clear; items blocking the path or stored underneath are not moved.
  • Under/behind couch access: Deep, Move-In, and Move-Out clean under an accessible couch when the path is clear and behind it only when the couch is lightweight and can be moved safely for access. Blocking items are not moved.
  • Blinds: Regular Upkeep does not include blind cleaning; eligible normal-size blinds are $9 each from the first for safe dusting/wiping while installed when the material allows. Deep, Move-In, and Move-Out include the first 4 eligible normal-size blinds, then $9 each. Oversized, fragile, damaged, specialty, unsafe/high-access, tool/disassembly-required, or material-incompatible blinds require review.

Non-live pest residue on in-scope surfaces: Across surfaces already included in, or separately confirmed for, the selected cleaning, light-to-moderate accumulation of dead roaches, visible mites or mite residue, roach eggs or egg casings, and related non-live residue adds $49 total once per cleaning; severe accumulation adds $119 total once. This condition adjustment does not add cabinet interiors or any other unselected area. Live or active infestation, unsafe contamination, biohazard conditions, pest-control work, or remediation requires individual review. Pest treatment, extermination, decontamination, and remediation are not included.

PROPERTY & SPECIALTY-WINDOW PRICING

Selected Property Conditions and Specialty Window Work Are Itemized

Regular Upkeep prices eligible safely reachable interior or exterior sliding-door track sections at $24 each from the first. Deep Cleaning, Move-In Cleaning, and Move-Out Cleaning include the first 3 selected eligible track sections and price additional eligible sections at $24 each. Disassembly, severe corrosion, restoration, unsafe access, damaged hardware, heavy construction residue, or other non-routine conditions require review. Deep Cleaning, Move-In Cleaning, Move-Out Cleaning, and Targeted Deep Cleaning include the first 10 safely accessible jalousie panes. Additional panes are $1 each. Regular Upkeep is $1 per safely accessible pane from the first pane. Jalousie panes are wiped down while still installed; they are not removed or washed separately. Eligible normal-size removable screens are $19 each to remove, wash, and reinstall only when normal tabs or clips permit safe tool-free handling. Screwdriver/tool/disassembly-required, stuck, large sliding, specialty, fixed, damaged, unsafe, exterior, or high-access screens require review or are excluded. The first ordinary pet is included. Each additional pet is $19. One oversized or extra-shedding animal receives one $19 adjustment even when it is the only pet. Urine, feces, fleas, severe odor, waste, biohazards, or unsafe animal conditions require review. Each required transition between separately accessed outside-connected units is $19. For Regular Upkeep only, an oversized or unusually extended layout adds 15% of the pre-add-on Regular cleaning price. Optional add-ons do not increase this percentage base; current-visit savings apply afterward, followed by Hawaiʻi GET. Deep Cleaning, Move-In Cleaning, and Move-Out Cleaning use entered square footage instead, and Targeted Deep does not offer this option. Move-In and Move-Out follow the clarified Deep cleaning methods and access rules described in these Terms while retaining their own appliance allowances and pricing. Each includes up to 20 eligible lightweight items; selecting 21–50 adds +$29. Move-Out has two packages: $299 Light includes the first oven cavity and first empty standard refrigerator/freezer at Light level; $349 Standard Appliances + 1 Area automatically includes those appliances at Standard level plus one outdoor/utility area in Standard condition. On $299, Standard is +$24 and Heavy +$44 per included appliance. On $349, Heavy is +$19 per included appliance and +$39 for the included area. Included package scope has no cash, refund, or discount value when unused; an upgrade charges only the listed amount above the included level.

These adjustments cover ordinary additional cleaning and equipment-handling time. They do not include restoration, repair, biohazards, animal waste, severe odor, fleas, unsafe access, exterior or high-access glass, or materially different conditions that require review.

Window and Screen Boundaries

  • Regular Upkeep prices each selected eligible safely reachable interior or exterior sliding-door track section at $24. Deep, Move-In, and Move-Out include the first 3 selected eligible sections and price additional eligible sections at $24 each. Disassembly, severe corrosion, restoration, unsafe access, damaged hardware, heavy construction residue, or other non-routine conditions require review.
  • Jalousie panes are wiped down while still installed; they are not removed or washed separately.
  • Only safely accessible panes that can actually be cleaned are counted.
  • Standard screen service applies only to normal-size screens with usable removal tabs that appear safe to remove and reinstall.
  • Large sliding, specialty, fixed, visibly damaged, unsafe, or no-safe-tab screens are excluded.
  • Removal and reinstallation are attempted only when the screen appears serviceable. To the extent permitted by law, Oahu Fresh Clean LLC is not responsible for failure or damage caused by age, brittleness, sun deterioration, warped frames, missing or broken tabs, pre-existing damage, or improper prior installation during ordinary removal or reinstallation.
  • Other window hardware is not dismantled.
MISSED ITEMS & TOUCH-UPS

Missed Items, Walk-Throughs and Touch-Up Requests

Oahu Fresh Clean performs cleaning based on the confirmed service type, agreed checklist, property access, timing, and quoted scope. If the client is present when service is completed, a quick walk-through may be requested before Oahu Fresh Clean leaves the property.

If an included item was missed, the customer may send photos or notes within 24 hours. The area will be reviewed promptly and, when access and scheduling permit, one return touch-up may be arranged.

Important Limits

  • This missed-item review does not create a refund, inspection, security deposit, restoration, or unlimited re-clean guarantee.
  • Touch-ups apply only to items included in the confirmed scope and reviewed within 24 hours of completed service.
  • Damage, permanent stains, etching, corrosion, worn finishes, repairs, mold remediation, pest or biohazard issues, and restoration work are excluded.
  • New mess after service, inaccessible areas, unquoted add-ons, and items outside the confirmed scope are not covered by the touch-up review.
CLIENT RESPONSIBILITIES

What Clients Are Responsible For

To complete the cleaning properly and safely, clients are responsible for providing accurate information, safe access, working utilities where needed, and a property condition that matches the agreed scope.

Access and Utilities

  • Provide correct gate, lockbox, key, front desk, or entry instructions
  • Make sure water and electricity are on when required for cleaning
  • Provide parking details when parking is limited
  • Confirm building rules, elevator access, or special instructions
  • Keep pets secured if needed

Property Preparation

  • Remove personal items where possible
  • Cabinets, drawers, pantries, and closets cleared when practical. Deep, Move-In, and Move-Out include empty, safely reachable interiors; eligible contents that block access may be temporarily moved and returned under the $49 up-to-50-item cabinet-access handling upgrade. Regular may add the $98 cabinet-interior package with the same access allowance.
  • Remove loose trash and abandoned items. Routine kitchen-bin removal to an available onsite bin is included with Regular Upkeep and Deep Cleaning; Deep Cleaning also includes routine bathroom-bin removal. Trash hauling and dump runs remain outside normal scope.
  • Clear counters and surfaces when possible
  • Identify delicate, damaged, or sensitive surfaces before service
  • Identify aged, brittle, warped, sun-deteriorated, previously damaged, or improperly installed screens before removal is attempted

Accurate Information

  • Describe the home honestly before quoting
  • Send photos for heavy buildup or unusual conditions
  • Share deadlines, walkthroughs, and move-out timing
  • Disclose pets, safety concerns, or special access issues
  • Request add-ons before the appointment when possible
PAYMENT AND RECEIPTS

Payment Is Due According to the Confirmed Booking Terms

Payment expectations should be confirmed before service. Larger jobs, urgent appointments, move-out cleanings, farther service areas, or reserved calendar blocks may require specific payment or deposit terms before the appointment is confirmed.

Payment Terms

  • Payment method should be confirmed before service
  • Payment may be due at completion unless different terms are confirmed
  • Deposits or booking holds may be required for some jobs
  • Any deposit or reserved-time terms should be disclosed before booking
  • Additional work outside the agreed scope may require additional payment

Receipts

  • Receipts are provided after completed cleanings
  • Receipts can include service date, property address, service performed, and amount paid
  • Receipts document cleaning service performed, not landlord approval
  • Receipt documentation does not guarantee security deposit return
SCHEDULING TERMS

Cancellations, Rescheduling and No-Access Situations

Cleaning appointments reserve time, travel, supplies, and scheduling space. Cancellations, rescheduling requests, access problems, locked doors, missing codes, or no parking can affect the ability to complete the job.

Related Policy

  • At least 24 hours notice is requested whenever possible
  • Rescheduling depends on availability
  • No-access situations may be treated like same-day cancellations
  • Any cancellation fee, retained deposit, or reserved-time charge should be disclosed before booking
View Cancellation Policy
SAFETY AND OUT-OF-SCOPE WORK

Oahu Fresh Clean May Decline Unsafe or Out-of-Scope Work

Oahu Fresh Clean may refuse, stop, pause, reschedule, or requote a job if conditions are unsafe, materially different from what was described, or outside standard residential cleaning scope.

May Be Declined or Requoted

  • Hoarding or unsafe clutter conditions
  • Mold remediation
  • Pest droppings or biohazards
  • Human waste, blood, or hazardous materials
  • Active pest infestations
  • Unsecured aggressive pets
  • No working water or electricity for required tasks
  • Unsafe access, parking, or building conditions

Not Included Unless Separately Quoted

  • Exterior or high-access window cleaning; selected safely accessible installed jalousie panes are a separate interior/safe-access service
  • Carpet extraction or steam cleaning
  • Construction cleanup
  • Full wall washing
  • Heavy furniture moving
  • Trash hauling or dump runs
  • Restoration, refinishing, repair, or repainting
  • Permanent stain or damage removal
CLEANING LIMITATIONS

Cleaning Cannot Always Reverse Damage, Wear or Permanent Stains

Cleaning can improve soil, grease, dust, soap scum, water spots, mineral buildup, and grime, but some surfaces may have pre-existing damage or wear that cannot be fully corrected by cleaning.

May Not Be Fully Correctable by Cleaning

  • Etching, corrosion, or worn metal finishes
  • Damaged grout, failed caulk, or cracked surfaces
  • Permanent staining or discoloration
  • Burned-on oven buildup
  • Scratched glass, tile, stone, or fixtures
  • Paint, drywall, flooring, or finish damage
  • Hard-water damage that requires restoration
RECURRING CLEANING TERMS

Recurring Cleaning Depends on Consistency

Weekly, every two weeks, or every four weeks cleaning is intended to maintain a home after it is at a manageable baseline. The current recurring schedule is 10% weekly, 5% every two weeks, and the standard recurring rate every four weeks; percentage savings apply to the full selected pre-GET service subtotal and Hawaiʻi GET is calculated afterward. If buildup returns, the home changes significantly, or the scope increases, pricing or service recommendations may need to be adjusted.

Recurring Schedule

  • Recurring appointments depend on calendar availability
  • Skipping or rescheduling may affect future availability
  • Repeated last-minute changes may require a revised schedule
  • Farther areas require route consistency to remain practical

Recurring Scope

  • Recurring cleaning is maintenance cleaning, not a deep clean every visit
  • Microwave-interior cleaning is not included with Regular Upkeep; oven and refrigerator/freezer interiors remain optional
  • Regular Upkeep does not include cabinet, drawer, pantry, or closet interiors in the base service; the $98 cabinet-interior package may be selected when interior cleaning is needed
  • Major buildup may require deep cleaning time
  • Priorities can be discussed before each visit within reason

Service Changes

  • Additional rooms may change pricing
  • More pets, more occupants, or heavier use may change scope
  • Changed access or parking can affect scheduling
  • Pricing may be revised if the home condition changes significantly
