  • Cabinet, drawer, pantry, and closet interiors: Cabinet, drawer, pantry, and closet interiors are not included in the Regular Upkeep base service. The $98 cabinet-interior package adds normal safely reachable interior cleaning and includes temporary move-and-return of up to 50 eligible small lightweight items when needed to clear access.
  • Under-bed access: Under an accessible bed is vacuumed only when the floor path is already clear; items blocking the path or stored underneath are not moved.
  • Blinds: Blinds are not included in the Regular Upkeep base service. Eligible normal-size blinds may be added at $9 each for safe dusting/wiping while installed when the material allows it; specialty, fragile, unsafe/high-access, tool/disassembly-required, or material-incompatible blinds require review.
  • Non-live pest residue on in-scope surfaces: Light-to-moderate dead roaches, visible mites or mite residue, roach eggs or egg casings, and related non-live residue across affected surfaces already included in or separately confirmed for the cleaning add $49 total once per cleaning; severe accumulation adds $119 total once. The adjustment does not add cabinet interiors or other unselected areas. Live, active, unsafe, biohazard, pest-control, or remediation conditions require individual review; pest treatment is not included.
  • Interior sliding-door tracks: Eligible safely reachable interior or exterior sliding-door track sections are $24 each with Regular Upkeep from the first selected section. Disassembly, severe corrosion, restoration, unsafe access, damaged hardware, heavy construction residue, or other non-routine conditions require review.
  • Jalousie panes: Deep Cleaning, Move-In Cleaning, Move-Out Cleaning, and Targeted Deep Cleaning include the first 10 safely accessible jalousie panes. Additional panes are $1 each. Regular Upkeep is $1 per safely accessible pane from the first pane. Jalousie panes are wiped down while still installed; they are not removed or washed separately.
  • Standard removable tabbed screens: Eligible normal-size removable screens are $19 each to remove, wash, and reinstall only when normal tabs or clips permit safe tool-free handling. Screwdriver/tool/disassembly-required, stuck, large sliding, specialty, fixed, damaged, unsafe, exterior, or high-access screens require review or are excluded.
  • Oversized / extended layout: Regular Upkeep only: +15% of the pre-add-on Regular cleaning price when substantial stairs, long hallways, extended living areas, or unusually large common spaces materially increase the work. Optional add-ons do not increase the percentage base; current-visit savings apply afterward, followed by Hawaiʻi GET. This option is not offered for Deep Cleaning, Move-In Cleaning, Move-Out Cleaning, or Targeted Deep Cleaning because those services are priced from entered square footage or the selected package.
  • Outside-connected units: +$19 per required equipment transition between separately accessed rooms, offices, studios, guest units, or similar structures.
  • Pets: The first ordinary pet is included. Each additional pet is $19. One oversized or extra-shedding animal receives one $19 adjustment even when it is the only pet. Urine, feces, fleas, severe odor, waste, biohazards, or unsafe animal conditions require review.

Hawaiʻi GET: 4.712% is added after any eligible discount applied to this visit. I review the complete scope, condition, access, and availability before confirming the appointment.

Interior windows & mirrors

Regular Upkeep includes the first 3 selected eligible interior window/mirror units. Additional eligible standard-size units under 6 ft are $4 each; each eligible extended-size unit 6 ft or more is $19 separately and does not consume the standard allowance. Routine bathroom vanity mirrors already included with bathroom cleaning do not double-count; specialty, exterior, high-access, mineral, paint, adhesive, or restoration conditions require review.

Detailed floor spots

First eligible small spot included; 2–5 total eligible spots $49; 6–10 $99. Large areas, restoration, unsafe scraping, paint, dye, or specialty-floor risk requires review.

Dishes

Up to 30 normally soiled dish items: $49. Severely burned or carbonized cookware is excluded.

Laundry help

Fold & put away up to 20 eligible clean, fully dry items for $19 or up to 50 for $49. One washer cycle is $14 labor; one dryer cycle is $14 labor; both are $28. Detergent, additives, dryer sheets, machine/coin/card fees, and other third-party laundry costs are customer-paid. More than 50 items, more than one washer or dryer cycle, organizing, ironing, stain treatment, off-site laundry, or specialty handling requires review.

Bed making

$19 per standard accessible bed with customer-provided linens ready.

Access boundary: Appliances remain in place and assembled. They are not pulled out, disconnected, or taken apart; doors, panels, burners, coils, drip pans, filters, shelves, drawers, and racks are not removed. Only selected standard removable tabbed screens are removed, washed, and reinstalled. Large sliding, specialty, fixed, damaged, unsafe, or no-safe-tab screens are excluded, and other window hardware is not disassembled. Electric-coil drip-pan replacement is recommended when damaged or permanently stained.

24-Hour Included-Item Review. If an included item was missed, send photos or notes within 24 hours. The area is reviewed promptly and, when access and scheduling permit, one return touch-up may be arranged. Regular Upkeep does not include heavy buildup restoration, unquoted add-ons, repairs, mold remediation, pest issues, unsafe work, or tasks outside the confirmed scope.

Do I need a Deep Cleaning first?

Sometimes. If the home has accumulated bathroom residue, kitchen grease, neglected floors, or long-term dust, a reset may be the more realistic starting point.

How often should I schedule recurring cleaning?

Weekly fits higher-use homes. Every two weeks is the most common balance. Every four weeks can work for smaller or lighter-use homes that stay manageable.

What changes the $119 starting price?

The starting tier includes a maintained studio or one-bedroom and the first full bathroom. Each additional bedroom and full bathroom adds $39, and each half bathroom adds $19 before eligible recurring savings.

Can priorities change from visit to visit?

Yes, within the available time and confirmed scope. Share changes before the visit so I can confirm whether they replace an existing priority or require an adjustment.

What happens if I skip a visit?

Let me know as early as possible. A longer gap can change the condition and may require a revised scope or price before the next visit.

Are appliance interiors included every visit?

No. The microwave exterior is included, but microwave-interior cleaning is not included with Regular Upkeep. Oven and refrigerator/freezer interiors follow separate optional or review rules. Cabinet, drawer, pantry, and closet interiors are not included in the Regular Upkeep base service. The $98 cabinet-interior package adds normal safely reachable interior cleaning and includes temporary move-and-return of up to 50 eligible small lightweight items when needed to clear access.

How are dead-roach, mite, or roach-egg residue charges handled?

Across surfaces already included in, or separately confirmed for, the selected cleaning, light-to-moderate accumulation of dead roaches, visible mites or mite residue, roach eggs or egg casings, and related non-live residue adds $49 total once per cleaning; severe accumulation adds $119 total once. This condition adjustment does not add cabinet interiors or any other unselected area. Live or active infestation, unsafe contamination, biohazard conditions, pest-control work, or remediation requires individual review. Pest treatment, extermination, decontamination, and remediation are not included.

Do I need to be home?

No, provided safe access is arranged and the service details are confirmed ahead of time.

Do you bring supplies?

Yes. I bring prepared supplies, fresh microfiber, and surface-appropriate products for the confirmed scope.

MAINTENANCE BOUNDARY

Regular maintains a baseline—it does not perform the initial reset.

Choose Regular after the home is already manageable. Kitchen trash is taken out to the available onsite bin. Baseboards receive spot attention; the first 3 selected eligible interior window/mirror units are included and additional eligible standard-size units under 6 ft are $4 each; each eligible extended-size unit 6 ft or more is $19 separately and does not consume the standard allowance; eligible sliding-door track sections are $24 each from the first; bathing areas receive a real maintenance wash with a light-pressure manual scrub using non-powered hand tools; ceiling fans receive only a light touch-up when needed. Bathroom trash removal and empty cabinet, drawer, pantry, and closet interiors remain Deep Cleaning inclusions, while Regular can add the separate $98 cabinet-interior package.

Small-item allowance: moving and returning up to 5 eligible lightweight items total is included. 6–20 is $19; 21–50 is $49. Heavy, fragile, valuable, confidential, sharp, hazardous, unsanitary, organizing, sorting, disposal, and special-handling items require review.
